Which parts of north London do we cover?
Our engineers work across Barnet, Brent, Enfield, Haringey and Harrow, from Kilburn and Willesden out to Edgware, Cockfosters and Enfield Town. That takes in the N and NW postcodes plus the outer EN and HA districts. Camden and Islington are covered on our central London page.
What kind of housing do landlords let in north London?
North London is where inner-city terraces give way to the suburbs that grew up along the Underground in the early twentieth century. The housing changes noticeably as you travel out, and so do the issues our engineers find.
| Property type | Where you find it | What we commonly see |
|---|---|---|
| Victorian and Edwardian terraces, often converted to flats | Harringay, Crouch End, Muswell Hill, Tottenham, Kilburn, Willesden | Separate supplies added during conversion, loft-tank water systems, wiring of mixed ages |
| 1920s and 1930s semis and detached houses | Finchley, Mill Hill, Edgware, Southgate, Palmers Green, Harrow, Pinner, Kingsbury | Extensions and loft conversions wired at different times, older boilers, uninsulated cavity walls |
| Arts and Crafts houses | Hampstead Garden Suburb | Extra controls on external changes, which limits some energy upgrades |
| New-build and build-to-rent blocks | Colindale, Wembley Park, Brent Cross, Tottenham Hale | Communal fire safety systems, flat entrance fire doors, boiler flues in ceiling voids |
| Council-built estates | Burnt Oak, Edmonton, Tottenham | Ex-local-authority homes let privately, with communal areas run by the council or a housing association |
Suburban houses often carry a long history of piecemeal improvements. In 1930s semis we regularly test installations where the original circuits, a 1980s kitchen extension and a recent loft conversion all appear on the same report, and the age gaps show up in the results. If the consumer unit itself is past its best, a fuse box replacement is often the sensible fix before re-letting.
Which services do north London landlords commonly need?
Family houses let to sharers, converted flats and a growing number of new-build rentals make for a broad mix of work. Commonly needed services include:
- Gas safety certificates and boiler servicing, because larger suburban houses often have older boilers and several gas appliances, including gas fires.
- EICRs, especially where a house has been extended or converted in stages.
- HMO fire risk assessments for family houses let room by room, including around Middlesex University in Hendon and the hospitals at Barnet, Edmonton and Northwick Park.
- EPCs, as 1930s homes with uninsulated cavities and older glazing work towards band C by 1 October 2030.
- Smoke and CO alarm certificates for single lets, where alarms must be checked working on the first day of each tenancy.
Many landlords combine the annual gas check and the five-yearly EICR in our landlord gas and electrical bundle, so the tenant only provides access once.
Gas fires deserve a mention. Plenty of north London semis still have a gas fire in the front room, and under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022, any room used as living accommodation that contains a fixed combustion appliance, other than a gas cooker, needs a CO alarm. A landlord-provided gas fire and its flue are checked on every gas safety visit, so it makes sense to test the alarm in that room at the same time.
What should landlords know about licensing in north London boroughs?
Mandatory HMO licensing applies wherever five or more people forming two or more households share a property. On top of that, many London boroughs run additional licensing for smaller HMOs, or selective licensing for single-household lets in particular areas. These schemes are set borough by borough and change over time, so check your council’s current scheme before you let, and again when a licence comes up for renewal.
HMO licences in London commonly require a satisfactory EICR and annual gas and alarm certificates, so keep those dates lined up with your licence conditions.
How do parking and access work in north London?
Parking is usually easier than in the centre. Many suburban houses have driveways, and away from the high streets there is often on-street space. Closer in, controlled parking zones around stations and town centres such as Wood Green, Finchley and Harrow can restrict daytime parking.
If your property is near Wembley Stadium, let us know: event-day parking restrictions apply on the surrounding roads, and we will pick a date that avoids them. For tenanted homes we can coordinate key collection with your letting agent, or simply confirm a time directly with the tenant. Ready to book? Use our quote form.
North London: common questions
Do you cover outer north London postcodes such as EN and HA?
Yes. We cover all of Barnet, Brent, Enfield, Haringey and Harrow, including EN postcodes around Enfield, Cockfosters and Barnet, and HA postcodes around Harrow, Wembley, Stanmore, Pinner and Edgware. Our engineers travel to the property anywhere inside the M25, and any parking charge is confirmed before you book.
Will an old fuse box in my 1930s house fail the EICR?
Not automatically. An EICR assesses the installation against BS 7671 and records observations using the codes C1, C2, C3 and FI. Age alone does not make a report unsatisfactory: only C1, C2 or FI observations do. If the electrician finds the consumer unit needs replacing, we explain why and quote for the work so you can decide.
Is my shared house in north London an HMO that needs a licence?
Mandatory HMO licensing applies where five or more people forming two or more households share a property. Many London boroughs also run additional licensing that covers smaller shared houses, so a three or four person house share may still need a licence. Check your council's current scheme. HMO licences commonly require a satisfactory EICR and annual gas and alarm certificates.
Can you work around Wembley Stadium event days?
Yes. Roads around the stadium have extra parking restrictions on event days, which can make it hard for an engineer to park near your property. Tell us the address when you book and we will avoid event dates where we can. The same goes for tenants who need a particular time: let us know and we will plan around it.
