How does our pricing work?
Every price we publish is a fixed “from” price and includes VAT. Prices are set by the type and size of the property and the amount of equipment to be checked, not by how long the visit takes. We confirm the total before you book. No hidden extras.
What can change the price?
- Property size: domestic EICRs, EPCs, HMO fire risk assessments and legionella risk assessments are priced by number of bedrooms.
- Equipment to test: gas safety certificates are priced by number of appliances, PAT testing by number of items, alarm and emergency lighting certificates by number of detectors or fittings, and fire door inspections by number of doors.
- Extra consumer units: domestic EICR prices cover one consumer unit. Each additional consumer unit, or each additional distribution board on a commercial EICR, adds a fixed charge shown in the price tables.
- Floor area and storeys: commercial EPCs and commercial fire risk assessments are priced by floor area, and communal fire risk assessments by number of storeys.
- Parking and the Congestion Charge: central London parking or Congestion Charge may be added. We always confirm before booking.
Is it cheaper to book several certificates together?
Booking together means you only arrange access once. Our landlord gas and electrical bundle combines a gas safety certificate and an EICR, and you can ask about multi-certificate discounts when you request a quote.
When do I pay?
Depending on the service, payment is taken when you book or after the visit, and we tell you which when we confirm your price. Certificates and reports are issued once payment has been received. Remedial work found during an inspection is always quoted separately, and you decide whether to go ahead.
Which services are priced by quote?
Larger commercial buildings, fire door installation, fire extinguisher servicing, boiler repairs and air conditioning installation depend on what is on site, so we quote after a survey or diagnosis. Consumer unit replacement has a starting price, with the final price confirmed after a survey.

Pricing questions
Do your prices include VAT?
Yes. Every price we publish includes VAT, so there is no VAT to add on top. Prices are "from" prices based on property size or the amount of equipment, and the only common addition is central London parking or Congestion Charge. We confirm the total before you book.
How much is an EICR in London?
A domestic EICR costs £79 for a studio, £99 for 1–2 bedrooms, £119 for 3–4 bedrooms and £149 for 5–6 bedrooms, inc. VAT. These prices cover one consumer unit; each additional consumer unit costs £65–£85. Commercial EICRs start at £149 for up to 5 circuits, with larger installations priced by circuit count or quote.
How much is a gas safety certificate in London?
A gas safety certificate (CP12) costs £75 for 1–2 appliances, £85 for 3 appliances and £95 for 4 appliances, plus £10 for each appliance beyond 4, all inc. VAT. A gas safety certificate with a boiler service costs £159. Gas cookers count as appliances on the gas safety record.
Are there any extra charges?
Only ones we agree with you first. Central London parking or Congestion Charge may be added, extra consumer units on an EICR are charged per unit, and any remedial work is quoted separately. We may charge a call-out fee for missed appointments where no access is given. We confirm the total before you book. No hidden extras.
Do you offer discounts for several certificates?
Ask us. Our landlord gas and electrical bundle starts at £154 inc. VAT for a gas safety certificate and EICR together, and you can ask about multi-certificate discounts when you book several services at once. If you manage a number of properties, mention it when you request a quote.
When do I pay, and when do I get my certificate?
Depending on the service, payment is taken when you book or after the visit, and we tell you which when we confirm your price. Certificates and reports are issued once payment has been received. Gas safety records are typically emailed the same day, and EICRs usually within 24–48 hours of the inspection.
