What changes when you renovate a west London house?

- Partial works: where new circuits join an older installation, an EICR afterwards confirms the condition of the whole system, not just the new parts.
- Extensions and lofts: new floor area, insulation and glazing change the energy rating, so book a fresh EPC once the work is finished.
- Smoke alarms: a loft conversion adds a storey, and under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 every storey with a room used as living accommodation needs at least one smoke alarm in a rented home.
- New boiler or relocated flue: the next gas safety check will cover it, and you need the installer’s paperwork for your records.
In houses built before 2000, a refurbishment and demolition asbestos survey before the strip-out protects both the builders and the programme.
Can you install air conditioning in a Richmond or Chiswick period property?
Often, yes, but consents come first. Richmond, Twickenham, Chiswick and Ealing have many conservation areas, and outdoor units on visible elevations or listed buildings may need planning permission or listed building consent. In mansion blocks and converted houses, the freeholder’s written consent is usually required as well.

Often, yes, but you may need planning permission first, particularly for outdoor units on visible elevations, and listed building consent if the property is listed. Do mansion blocks in Hammersmith and Barons Court need fire door checks?
Yes. All blocks with two or more flats must give residents information about fire doors under the Fire Safety (England) Regulations 2022, and blocks over 11 metres need quarterly checks of communal fire doors and best-endeavours annual checks of flat entrance doors. The fire risk assessment also covers flat entrance doors following the Fire Safety Act 2021.
