Which property safety services do we offer?
We group our work into four areas: electrical, fire, gas, and property and health. Each service page explains the law that applies, what is checked and our fixed prices inc. VAT.
Electrical
Electrical inspections are carried out by NICEIC / NAPIT registered electricians, qualified to BS 7671. Private landlords need an EICR for rented homes at least every 5 years, and businesses use a commercial EICR to show their installation is safe. This group also covers PAT testing, consumer unit (fuse box) replacement, and emergency lighting certificates and installation.
Fire
Fire risk assessments are carried out by NEBOSH-qualified fire risk assessors. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for the common parts of blocks of flats, HMOs and workplaces must have a fire risk assessment. We also provide smoke alarm and fire alarm certificates, fire alarm installation, fire door inspections and installation, and fire extinguisher servicing.
Gas
Gas work is carried out by Gas Safe registered engineers (Gas Safe reg. 962998). Landlords need a gas safety certificate (CP12) every 12 months under the Gas Safety (Installation and Use) Regulations 1998. We also service, repair and replace boilers.
Property and health
EPCs are produced by accredited Domestic/Non-Domestic Energy Assessors (Elmhurst / Stroma accreditation schemes). This group covers domestic and commercial Energy Performance Certificates, asbestos surveys by P402-qualified asbestos surveyors, legionella risk assessments, air conditioning installation and our landlord gas and electrical bundle.

Can you carry out repairs as well as inspections?
Yes, for many services. Work found during an inspection, such as electrical remedials, consumer unit replacement, boiler repairs, fire door or fire alarm installation, is quoted separately once the inspection is complete. You are free to decide whether to go ahead with us, and the inspection price never depends on it.
Do you work on commercial properties?
Yes. We carry out commercial EICRs, PAT testing, commercial EPCs, commercial fire risk assessments, fire alarm and emergency lighting certificates, asbestos surveys and legionella risk assessments for offices, shops and other workplaces across London. Larger or more complex buildings are priced by quote once we understand the size and layout.
Can I combine different services in one booking?
Yes. Many landlords book a gas safety certificate, EICR and EPC together so the tenant only needs to give access once where possible. Our landlord gas and electrical bundle starts at £154 inc. VAT, and you can ask about multi-certificate discounts when you request a quote for several services.
Is there a legal fire safety certificate for rented property?
There is no single legal document called a fire safety certificate for most premises. Landlords and responsible persons show compliance through a fire risk assessment, where one is required, plus servicing certificates for alarms, emergency lighting, extinguishers and fire doors.
